    Why Choose Relo?

    We are HMO specialists

Many agents simply do not take on HMOs due to their difficult management and complex compliance. The few that do take on them often do not fully understand the complexities that come with HMO management. Unlike most high street letting agencies, we only let and manage HMOs, so we’ve got all the experience and expertise you need.

    We are landlords too

We were letting and managing our own HMOs long before we set up a letting agency. Relo was born when other HMO landlords saw how we managed our properties and wanted us to do the same for them. We still have our own HMO portfolio, so you can be confident we know exactly what it takes to manage a profitable HMO.

We only work with select landlords

We only take on between two and five landlords a year because we manage and treat our landlords’ properties like our own, going above and beyond to let rooms and look after tenants. We only work with landlords we feel fit our ethos and share our values, taking time to make sure we’re a good fit before moving forward.

    We are tenant-focused

Everything we do is designed to provide tenants with the best possible renting experience and give them what they want from their homes. Touches such as welcome boxes when they move in, discounts with local businesses and the regular social events we put on for them all show tenants that we truly care about them and their experience with Relo. It’s why tenants actively want to rent through us – and will pay a premium to do so.

    We only manage professional HMOs

We only let rooms to working professional tenants who we feel fit the Relo community. At the same time, we only ever offer high quality HMOs. High quality tenants look after high quality housing, pay a premium rent and stay for longer, so it’s a win-win for everyone.

    Frequently Asked Questions

    Are you estate agents?
No, we are not, we specalise only in letting houses on a room by room basis to professional tenants. We maximize your property and rental income through proactive ongoing management so you never have to worry and still receive all the benefits.
Do I meet the criteria to be an RELO Landlord?
If you own 1 or more properties in the West Midlands, currently let to professional tenants which is done to an ultra-high standard then you are eligible to become an RELO Landlord. We will then interview and see if we want you to become part of the RELO community as we only take on a few new landlords a year we want to work with in order to maintain the quality of management we currently provide to our landlords.
Why come to RELO over another letting agency?
Firstly, we only let properties on a room by room basis and no other types of properties so we know what we are talking about when it comes to letting and management shared houses. Secondly We only take on ultra-high quality properties unlike most letting agencies and with that you get an ultra-high quality of management for your property. We only work with a select number of landlords so we can ensure the quality of our management is second to none so you can have peace of mind your shared house is in good hands. Lastly, our brand is incredibly strong across the West Midlands and because of that we have a waiting list of tenants wanting our rooms so you know we can provide the best tenants quickly for your property. We also don’t tie you into any management contract so if you’re not happy with our management you can just cancel anytime as well as a one month management fee back guarantee.
    How does it Work?
Very simply, if you meet the criteria and wish to think about using RELO to manage your properties then just get in touch with us. We will then organise an initial consultation with you to find out more about your properties and tenants. If you wish to take RELO to manage your properties, we will then interview you to see if we want to work with you. If so, we simply either orgnaise a switch from your current agent o us or just take on your property from the start. We will deal with all the admin for you and then begin managing your property the way it should be done.
    Whats included in your management?
If you can think of it, its included. We take care of everything to do with letting and managing a shared house, from photographing rooms, advertising your rooms to our list of potential tenants, all viewings, undertaking all the tenant admin, checking in tenants, dealing with fire alarm checks, inspections and all maintenance issues to name just a few. We will also ensure all Health and Safety issues are sorted such as renewing annual gas certificates and other certificates when required.
What do you charge for your service?
You can see all of our pricing by downloading the pricing guide on the landlords page on our website
Will you send me regular updates?
Yes, we conduct monthly inspections and you will receive a monthly rental and property report so you know whats going on in your property.
How are maintenance issues dealt with?
Any maintenance issue is reported through our website, we will then organise a quote from our team of contractors to carry out the works, if you are happy with the quote we will crack on and then the issue fixed. You as the landlord are responsible for paying the bill but we will arrange everything and just email you the invoice to be paid.
What type of tenants will be going into my property?
We only let our rooms to working professional tenants who have been thorough vetted and meet our criteria to become an RELO tenant.
How do you vet potential tenants for my property?
    For over a number of years we have built relationships with well- known companies, relocation agents and recruitment consultants who approach us to find accommodation for their staff. We advertise via our website, online and in print and also receive many referrals via previous and current tenants. We also conduct thorough reference checks which include;
    • Previous landlord reference
    • Proof of employment (including their employment contract or pay slips)
    • Sight their passport in the office (in line with right to rent regulations)
    • Visa check (if applicable)
    • Proof of address via bank statement or utility bill
Though we consider references from previous landlords and employers very important, we feel that gut instinct is even more vital. Someone can have impeccable references however if we do not feel they are suitable we will not accept them.
